Questions about pricing
Why does square footage change the price?
A bigger house takes longer to inspect properly. More rooms, more fixtures, more roof, more systems. Pricing by size keeps it fair rather than charging everyone the same flat fee regardless of what's involved.
Is thermal imaging extra?
No. Every inspection includes an infrared scan at no additional cost. It finds moisture behind drywall, missing insulation and overheating electrical connections that a visual inspection alone would miss — which makes it too useful to treat as an upsell.
How do you inspect a tile roof?
With a drone, at no extra charge. Walking a tile roof risks cracking the tiles and creating the very problem you hired me to find. Aerial imaging gets closer detail than a ladder view and doesn’t damage anything on the way.
When do I pay?
At the time of the inspection. Card, check or digital payment all work, and you'll get an invoice for your records.
How soon can you get out there?
Usually within a few days, and often sooner. If you're up against a contingency deadline, call and I'll do what I can to fit you in.
When do I get the report?
Same day in most cases. It's a full digital report with photos of anything that needs attention and plain explanations of what each finding means.
Do I need to be there?
You don't have to be, but I'd encourage it. Walking the property together at the end is the most useful part for most buyers, and it's much easier to explain something in person than in writing.
